I often tell clients the first place to check for a mortgage is their current bank. It makes sense if you have a relationship with the bank to pursue a mortgage or loan with them. Mortgage brokers can also be a good atlernative because they are dealing with a number of lenders. Community banks can also be a good source. Who knows you may want to start a relationship with them for all of your banking needs.
The reality is there are new rules for lending and all of the above will have to follow those rules. So perhaps you may need to bite the bullet and have all of your documentation ready. The article below has a list which is a good place to start knowing what you as a potential borrower will need.
